Where exactly is the apartment?
In Leith, on the Edinburgh waterfront — opposite the Port of Leith and Ocean Terminal, with the Royal Yacht Britannia berthed a five-minute walk away. It's a bright, west-facing first-floor flat, about 10–15 minutes from the city centre by tram or bus, both of which stop right outside. The exact address and door details are sent once your dates are confirmed.
What are the check-in and checkout times?
For the whole apartment, check-in is from 3:00pm; the individual rooms can check in from late morning. Checkout is before 11:00am. We just ask that arrivals aren't too early or too late — tell us your travel plans and we'll sort it out.
Can I book just a room, or do I take the whole flat?
Both. You can book the entire apartment for exclusive use, or one of the individual double rooms — the Big Double with its own private bathroom, or the Cosy Double. Pick whichever suits on the Rooms page, and the calendar shows live availability for each.
Is breakfast provided?
This is a self-catering flat rather than a served breakfast, but the kitchen is fully equipped and we leave a complimentary selection of speciality teas and Italian coffee, plus oil, salt and sugar for cooking. Many guests take a coffee out onto the terrace and watch the harbour wake up.
Can I cook my own meals?
Yes. The kitchen has an oven, gas hobs, a microwave, a fridge freezer, kettle, toaster and coffee machine, plus a pressure cooker, steamer and all the pots and pans you'll need. There's a dining table indoors and garden furniture out on the terrace.
Is there parking?
Yes — free private parking in the communal garage straight outside the flat, including an accessible space. No permit and no charge. There's a lift up to the first floor too.
How do I get into the city centre?
Easily. The tram and bus both stop right outside and reach the centre in 10–15 minutes. There's an airport shuttle bus from the door, and the hop-on hop-off tour bus stops nearby for the sights. A 24-hour ASDA and Marks & Spencer are a five-minute walk.
Is there Wi-Fi and a TV?
Yes to both — superfast Wi-Fi throughout, a dedicated workspace, and a 50-inch smart TV with soundbar carrying Netflix, Amazon Prime Video and Apple TV. It's a smart flat, with multi-room Alexa and smart central heating.
Can you take families and groups?
Yes. The whole apartment has two bedrooms — a super-king and a king — plus a double sofa bed in the living room, so it sleeps up to six and comfortably suits a family or a group travelling together.
Are pets welcome?
Sorry, the flat isn't set up for pets, so we're not able to take them.
How do I pay if I book direct?
Nothing is charged on this website — you send a request, we confirm your dates and the total, and then you secure the booking by payment link or bank transfer, whichever you prefer. Card details are never entered on this site.
What if I need to cancel?
Cancel with at least 3 days' notice before check-in for a full refund. Just get in touch and we'll sort it out.
Is it really cheaper to book direct?
Booking platforms add a guest service fee on top of the nightly rate. Booking with us directly removes that fee from your total, and it means the person answering your questions is the person who'll be there when you arrive.
What is there to do nearby?
Plenty. The Shore in Leith, ten minutes on foot, is lined with award-winning restaurants and pubs (including Michelin-starred kitchens); Newhaven has the excellent Fishmarket for fish and chips; and the Royal Yacht Britannia and Ocean Terminal are on the doorstep. The Old Town, Royal Mile and Edinburgh Castle are a short tram ride away. Just ask and we'll point you at our favourites.
